Decks, patios, outdoor entertainment areas and alfresco areas have become an extension of the living space, with a great importance on design and functionality. A timber deck is especially beautiful and timeless! Toby Drew Homes, based on the Brisbane Northside, can ensure a design for your outdoor living space that reflects not only your needs but also your budget.
As an experienced builder, we understand the emotional attachment that you may have with your home. With this in mind, we will work closely with you to understand your personal style and meet your expectations along with ensuring an end result you will be thrilled with.
With a focus on minimising disruption to your lifestyle, we will keep the work site as clean as possible. These projects can even be completed should you choose to go away on holidays - we can keep you up-to-date with the progress as little or as often as you request.
THE PROCESS | From commencement to completion
With Toby Drew Homes, you are not just a number on a contract. Your project will be overseen by our qualified builder, Toby Drew, from commencement to completion - this means he knows what is happening, can answer your questions and has the authority to solve problems and make things happen.
Our experience guarantees we can find a solution to produce the outcome you are wanting to achieve plus we will come to your home to discuss your requirements with you.
There are 2 quotation options available :
Option 1 - Prepare ‘Preliminary’ quotation to supply you with -
Energy Efficiency Report
Testing for asbestos (if applicable)
Testing for lead based paint (if applicable)
Scope of Works (based on working to a budget and working the details to suit this)
Please refer to our T&Cs.
Option 2 - Go over your own plans and information you have already gathered (as above) and provide you with a quotation.
We will prepare a 'Fixed Price' Contract. This Contract will detail which items are included and their budgeted amount.
Once the Contract has been signed, we will carry out the following :
Issue the deposit invoice via ‘Xero’ online accounting
Load your job into the ‘Buildertrend’ schedule software
Provide you with a -
- project commencement date
- ‘Buildertrend’ login
- link to our recommended suppliers
Pay QBCC Insurance
Obtain Council approvals - this can take between 2 - 4 weeks and we will keep you informed of it's progress
Contract, plans & approvals
Before construction works commence, initial preparation of the site takes place :
the site is fenced and an exclusion zone is formed
silt barriers are installed where required
safety signs are place out the front of the property
You can be involved with all aspects throughout the works - as little or as much as you would like to be!
You get to choose tiles, wall colours, bathroom fittings, kitchen layout, kitchen appliances, light fittings etc - plus all of the little things that put your stamp on the project.
There may be some disruption to your daily routine. We will do our best to minimize the inconvenience as much as possible. We absolutely respect your home and your privacy throughout the works and will try to limit the intrusion as much as possible.
